Who we serve  /  Residential and mixed-use

A place people choose to live in.

Lobbies, leasing centers, rooftops and courtyards that make prospects say “I can see myself here.” SOV makes creative work part of the asset strategy, not an afterthought, and delivers it inside your construction schedule, scope and approvals.

What's on your plate

Creative work has to fit a construction schedule.

Artists are not usually set up to work inside a GC's process. That gap is where projects slip.

Late design changes

A concept that shifts after CDs ripples into structure, electrical and the schedule.

Fabrication risk

Large work that can't be built as drawn, or can't be built in time.

Install conflicts

Lifts, power and access that collide with trades and the GC's site plan.

Unclear ownership

Who owns the piece, who owns the rights, and what happens when the building changes.

Uninsured vendors

A creative on site without the COI your GC and lender require.

A public-art requirement

A condition of approval that has to be met, documented and signed off.

“SOV translates creative work into the schedules, scopes, approvals and documentation required by a commercial development.”

What you get

Creative work, delivered like a trade.

Schedule coordination

Milestones mapped to your construction schedule and look-ahead.

Budget control

One approved investment. Changes go through a written change order.

Design-team integration

We work with your architect and interior designer, from concept to shop drawings.

Reliable documentation

COIs, W-9s, fabrication drawings, engineering where needed, and closeout records.

Community and approvals

Arts council relationships, community input and design review, planned in.

Asset differentiation

A leasing story, an amenity people use, and content your marketing team can run.

How it runs for you

From first call to closeout.

One SOV project lead the whole way, and one project room where every approval, file and payment lives.

What we plan around

The fine print, handled early.

Codes, permits, approvals and rights are part of the job. We flag what applies in the first conversation and build it into the schedule and the budget.

Questions we hear

Before you reach out.

More answers on how it works.

We have a public-art requirement in our approvals.

We can plan it, run the selection, deliver it and document it for your sign-off, inside your schedule.

Can your creatives work with our GC?

Yes. We coordinate site access, insurance, safety orientation and sequencing with your GC, so the creative works like any other trade.

What happens if we renovate the building later?

Murals can carry artist rights under the federal Visual Artists Rights Act. We address future removal or changes in the agreement up front, so there are no surprises.
